Rethink The Side Split: Rothesay Renovated Home

There is nothing basic about this home. First is the location. Situated on top of a hilly, winding street lined with interesting homes both big and small, this place is so accessible to Spy Glass Hill it’s essentially on the trail. Second is the acreage. This home is on at least half an acre in the heart of Rothesay on a corner lot, offering pure privacy – also not common. Our clients worked with us in selling their home, buying this home and renovating this home. And during this process they uncovered their passion for interior design. This is evident throughout here as you wouldn’t find another space that looks like this. Our clients took a leap to make you rethink the side split and it resulted in a breath-of-fresh air type of style. You can see the exterior photos and added info from the listing here. They were not afraid of letting their blues out, as this colour tone is peppered throughout the main floor. You will see in the photos below, this renovation is not only pet-approved but pet-adored too. At the end of the day if the kids (pets) are okay, so are we.

To paint this picture accurately, here are the home stats:

PROJECT TIME: 3 months from start to finish.

ROOMS RENOVATED: main entrance, living room, kitchen, dining room, upstairs bathroom, downstairs back entrance, downstairs bathroom.

DIFFERENCE MAKERS: blue island, marble laminate countertops with a bevel edge, largely expanded front closet, painted-out brick hearth, fresh mantel, staircases, spanking new white oak hardwood, efficient heat pump to provide that nice consistent heating + cooling, new doors, trim and paint throughout the home.

SIZE OF HOME: 1,380 square feet.

AGE OF HOME: 47 years old (give or take).

This a perfect example of taking what was otherwise a regular side split, making it impactful. All while staying on course for resale, keeping in mind the area and not over-investing in a project where the return is not there. Makes you think doesn’t it?
