Kandyland: New Build Reveal
Appropriately named Kandyland as a derivative of the clients’ names, like Tomkat, Kimye or Bennifer this new build reveal is as sweet and satisfying as the project nickname. Located in Rothesay, New Brunswick surrounded by forest, trees and trails is this 3,000 square foot home (4,000 if you include the walk-out finished basement), but don’t let the size fool you this home was constructed with efficiency as priority. Geothermal heat pump system that offers a combination of radiant heat and forced air that requires its own control room, Laflamme hybrid aluminum triple pane windows, the exterior walls are blown in fiberglass blanket with exterior 1” xps foam giving a total of R-29, Logix Insulated Concrete Forms (ICF) foundation R-25, 4” of xps foam under the slab giving R-20. This may look like a lot of acronyms, numbers and the letter “R”and that’s because it is. It’s sustainable and here for the long run.
It is tough to describe such an expansive project in one word but if we had to summarize this home it’d be: contemporary, bold, with an unexpected yet comfortable layout and flow. One room goes into the next seamlessly, you feel as though you have room to roam, room to grow, with room to know what else is happening within the home. There are veracious readers in this home so the anchor is that custom mill and steel work staircase lined with bookshelves, so many bookshelves. Keeping in line with the reading theme, in one of the girls’ bedrooms is a reading nook on top of the walk-in closet space, this is a popular yet cozy perch for when friends visit too.
The kitchen space has a walk-in pantry with a dedicated breakfast prep area, a built-in home headquarter station, custom built-in wet bar + serving station that also doubles as the hallway to the separate dining area at the front of the home. Also included in the kitchen is a unique soapstone countertop coupled with a raised walnut edging that lines the cabinetry, shelving and island. With 4 bedrooms, 4 bathrooms, executive home office on the main level, finished walk-out basement with 9′ walls (can it even be considered a basement?) and a vast mudroom complete with a custom tiled puppy shower – you can believe every creature living under this roof has something for them. They were included and considered.
When the days are done, this family can all reconvene back at Kandyland. A retreat they live within, grow into and will play host to all the memories, celebrations that will be soaked within these blown-in fibreglass blanket walls.
